Final specifications
Specifications describe the products, materials and work required by a construction contract. They do not include cost, quantity or drawn information, and so need to be read alongside other information such as bills of quantities, schedules and drawings.
The RIBA Plan of Work published by the RIBA in 2020 defines the final specifications as: ‘The specifications issued at Stage 4 (technical design) by the design team. These specifications can be descriptive or prescriptive.'
It suggest that the final specification for each building system: ‘…sets the contractual requirements, directing the subcontractors employed by the contractor in terms of the products to be used, confirming workmanship, tolerances or other aspects that must be adhered to.’
